Equestrian properties are unique and special. Each property has particulars that a residential real estate agent may not understand or appreciate. This is not because they aren’t completely capable and/or knowledgeable about their area of expertise which in most cases includes homes on lots and/or communities.
Unless you are an equestrian and even more importantly understand what is involved with building a horse farm, you won’t understand why drainage is important, what constitutes safe fencing or footings, fly mist systems, manure removal, stall size & type, hay storage, and the list goes on and on.

- Understand the terminology associated with the barn, arena, fencing, pastures, storage facilities, etc.
- Understand how to prepare a comparative market analysis for an equestrian property so you can price your property appropriately or pay fair market value for a property
- Be aware of equestrian properties available on the market, so you can have a choice when looking
- Have contacts and resources for potential buyers or sellers wanting to make changes and/or improvements to your farm
- Give buyers a list of local trainers, feed stores, tack stores, shows, farriers, and veterinarians
- Advertise your property on over 300 websites and publications, since this is where equestrians are looking. These include, but are not limited to Equestrian Magazine, Reins and Manes, Sport Horse USA, Equine Journal, Salt Block Gazette, Horse & Livestock Trader, Lands of America, etc.
- Network with 80,000 members of The United States Equestrian Federation
- Keep in contact with Equestrian Real Estate Agents outside of the state to let them know about your property for clients moving to North Carolina
